You’ve probably read that you can’t epoxy a damp basement or garage. That’s half true. The half that’s wrong is costing homeowners floors they could have had.
Actively leaking concrete can’t be coated, period. But most “damp” slabs aren’t leaking. They’re pushing invisible water vapor up through the concrete, and that’s a measurable, solvable problem.

The Two Kinds of Wet
Liquid water is the dealbreaker. If water seeps through cracks after rain, beads up on the surface, or pools along a wall, no coating fixes that. Drainage has to be corrected first, and any installer who says otherwise is coating over a failure.
Moisture vapor is different. Concrete is porous, and ground moisture travels up through it constantly as vapor. You won’t see it. You might notice a musty smell or white chalky residue, called efflorescence, on bare concrete. Many slabs show nothing at all and still push serious moisture every day.
Here’s why that matters. A standard epoxy coating holds back about 3 pounds of moisture pressure. Seal a slab that’s pushing more than that, and vapor collects at the bond line under the coating. The pressure breaks the bond, and the epoxy lifts off in bubbles and sheets. The floor doesn’t wear out. It gets pushed off from below.
How We Decide What Your Concrete Slab Needs
We don’t guess, and we don’t sell every customer the same system. Before quoting a floor, we test the slab with a moisture meter. The reading tells us which coating tier the concrete requires.
A reading of 0 to 2 means a standard coating will bond and hold.
From 3 to 4, we step up to a mid-grade barrier rated for 12 pounds of pressure.
Above 4, the slab gets our full moisture vapor barrier (MVB) primer, rated to hold back 25 pounds, more than eight times what a standard coating tolerates.
The industry line for standard epoxy sits at 3. We draw it at 2. A slab reading 2 today can read 4 after a wet spring, and we’d rather over-build the floor than come back to grind off a failure.
Moisture testing standards like ASTM F1869 exist because slabs that look identical can emit wildly different amounts of vapor. The meter tells the truth. The eye test doesn’t.

Why Greensboro Slabs Read High
Guilford County sits on dense Piedmont red clay that holds groundwater against concrete for days after rain ends. Many Greensboro garages, especially in homes built before the 1980s, were poured with no plastic vapor barrier under the slab at all. That concrete sits directly on wet clay.
